Can Your Tile Roof Be Repaired?
In many instances, Yes! we can repair your tile roof but there are other situations that can make repairs difficult or a roof so damaged that it's just not suitable for a repair and a total replacement might be necessary. Here are three factors we need to consider when looking at the potential of a tile roof repair:
#1. Broken tiles are never a nice thing to see and detract from your curb appeal but, if there are more than 50% of the tiles on your roof that are broken or damaged then there's really not much that can be done. Because of the labor to repair a roof that is so damaged, a full replacement would likely be a more cost effective way to go. If you only have a small amount of broken roofing tiles then it's definitely something we can repair.
#2. The condition of your underlayment plays an important role in whether the roof can be repaired or not. Older tile roofs usually have some sort of organic or synthetic material that goes underneath the tile, such as felt paper. The thickness pf the felt paper typically ranges from 30lb (thinner) to 90lb (thicker) felt paper and its job is to keep your roof absolutely watertight. In some cases the tile roof might be in excellent shape but the underlayment has failed due to poor quality or improper installation. In these situations we can perform what we refer to as a “lift and re-lay”. This involves removing the existing roofing tiles, removing and replacing the underlayment and then re-installing the old roofing tiles.
#3. Is your roof flashing systems in good shape? Roof flashing is one of the most important lines of defense for your tile roof. Flashings are used around dormers, skylights, and any protrusions from your roof such as vents. Flashing can be easily be repaired or replaced but it's the damage caused "underneath" the flashing that can make a roof repair a little more difficult, especially if the problem as been going on for a long time. If it's been a long standing issue there will likely be structural rot and other issues that will need to be addressed.
